Wojciech Rynkowski, an expert from Extradom.pl, notes that compared to the sharp increases in housing prices, the changes in the prices of building plots in 2023 were less spectacular. At the same time, he points to the gradual increase in the price of land plots, which could pose a challenge for those planning to build a house.

The increase in interest in building single-family homes in Poland is also rooted in the current situation in the housing market. The dynamics of the real estate market, especially in large metropolitan areas, are characterized by increasingly higher housing prices. This trend makes buying one's own apartment an increasingly challenging undertaking for many people. Rising real estate costs are influencing the search for alternatives, and home construction is becoming an attractive option for those who want to avoid the high prices of the secondary market. In addition, the limited availability of apartments, especially in central locations, combined with forecasts of further increases in housing prices, are prompting more and more Poles to consider building their own home. This is a more cost-effective solution in such a situation.

It is directly related not only to inflation, but also to the implementation of various housing programs. However, paradoxically, the effect of these programs is often to increase real estate prices, as the greater availability of credit prompts more people to buy apartments, which in turn leads to increased demand for real estate and higher prices.
